QUANTITY SURVEYOR
This is a fantastic opportunity for an experienced Quantity Surveyor to join our professional team in an award-winning, people-focused company. The successful candidate will have at least five years’ experience in speculative residential development and external contracting.
The Role
Ashford Homes strives for excellence throughout the business and being a great team player with a highly professional approach is a prerequisite of the role. The role will be diverse and require working across all current sites and a future portfolio of interesting projects including barn conversions, high spec residential developments, S106 schemes and high-end contracting opportunities.
Skills and abilities will include:
- Strong contracting experience negotiating and administering JCT contracts
- Strong commercial imperative
- Quantity surveying
- Estimating
- Valuation management
- Change monitoring
- Thorough understanding of construction specifications, bill of quantities and drawings
- Understanding of Building Regulations & structural warranty standards
- Ability to assess and manage risk and maximise opportunity
- Working with wider team to finalise scope of works and procure sub-contractor packages
- Technical knowledge of all aspects of traditional masonry construction
- Excellent written and oral communication skills and ability to mentor
- Excellent organisation and time management skills
- General computer literacy in Microsoft Word, Excel, MS Project and Bluebeam
- Eye for detail and quality in all aspects of the role.
Duties will include:
- To liaise with the Directors and take responsibility on all budgetary and contractual matters
- Ensure optimum commercial return is achieved for each project
- To represent and serve the best interests of the company and to encourage repeat business
- Preparing construction budgets for approval
- Monthly construction budget reporting and reconciliation
- Coordinating with the Purchasing Manager, continually monitoring budgets
- Coordinating with the internal construction team on budgetary requirements
- Liaising with sub-contractors for tender, pricing and budgets
- Reviewing technical drawings and ensuring alignment with budgets.
- Preparing monthly valuations for S106 housing and external contracting projects
- Maintain control of sub-contractors’ accounts, minimise the cost of any variations and agree final accounts.
- Negotiating monthly valuations from external contractors
- Overseeing sub-contractor contracts
- Operationally managing 7-9 projects at any one time
- Adherence to company systems and protocols
- Assist with reviewing design information and provide opportunities for value engineering.

ASSISTANT SITE MANAGER
This is an exciting opportunity for a dedicated and experienced Assistant Site Manager to be part of our award-winning team. The successful candidate will be experienced in the residential sector and must take pride in producing an outstanding product whilst meeting strict deadlines.
The Role
Reports to the Site Manager and Project Manager, and assists with the responsibility for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost-effective works at all times, while maintaining the highest quality of work.
Principal accountabilities of the role include:
- Support the Site Manager with the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
- Assist with management and implementation of health and safety procedures, working closely with our Health & Safety advisors and ensure that that all aspects of health and safety are followed and adhered to.
- Ensure site presentation is maintained at the correct standard at all times.
- Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time.
- Fully conform to building regulations and warranty providers’ requirements.
- Assist the Site Manager to ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records.
- Thoroughly inspect and ensure any remedial work is completed in advance of each key stage inspection.
Experience
- Experience of working as an Assistant Site Manager within the residential house building sector.
- Experience of effectively managing people.
- Up to date knowledge of health and safety and building legislation.
Qualifications and Training
- Valid SSSTS/SMSTS certificate.
- Valid First Aid certificate.
- Valid Scaffold Appreciation certificate is desirable.
Skills and Aptitude
- Effective communication and listening skills.
- Good administration skills.
- Works effectively to deadlines and competently works on multiple tasks simultaneously.
- Ability to work on own as well as part of a team.
- Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and Outlook).
- Reading and understanding technical drawings.
- Understanding Building Regulations & Warranty standards.
- Technical knowledge of all aspects of traditional masonry construction.
- Eye for detail and quality.

The Role and Working Conditions
- Willing to be flexible in respect to day to day duties and hours worked.
- Working outside in all weathers.
- Ability to travel to development sites, including the head office.
