PROJECT MANAGER

This is a fantastic opportunity for an established Project/Contracts Manager to join our growing team in an award-winning company. The successful candidate will have experience both in speculative development and contracting with a thoroughly professional approach. Ashford Homes strive for excellence throughout the team and being great team player is a prerequisite of the role.

Projects you will be working on include a one-off bespoke contract build and two barn conversion projects in the Wiltshire area. 

Skills and abilities include:

  • Knowledge of newbuild housing, apartments, listed buildings, refurbishment, conversions and commercial.
  • Reading and understanding technical drawings.
  • Understanding Building Regulations & structural warranty standards.
  • Technical knowledge of all aspects of traditional masonry construction.
  • Eye for detail and quality.
  • Good communication skills and ability to mentor
  • Training including SMSTS.
  • General computer literacy with proficiency in Microsoft Word, Excel, MS Project.
  • Experience of working under JCT contracts and with third party clients.

Duties will include:

  • Setting and maintaining long-term and short-term programmes.
  • Weekly and monthly reporting of programmes and development progress.
  • Coordinating with external consultants such as architects and engineers.
  • Compliance with Building Regulations and structural warranty standards.
  • Coordinating and managing sub-contractors.
  • Managing generally 3-4 individual developments at any one time.
  • Managing site staff.
  • Working closely with the commercial team in placing orders, payments and budget control.
  • Adherence to company quality systems.
  • Understanding and enforcing Health & Safety policies.
  • Setting up CDM for each development.
  • Understanding planning compliance and condition discharge.
  • Interaction with statuary bodies and subsequent coordination of delivery.
  • Interaction with neighbours and adjacent landowners.
  • Interaction with sales and after care teams.
  • Interaction with internal design team and purchasing department.

ASSISTANT SITE MANAGER

This is an exciting opportunity for a dedicated and experienced Assistant Site Manager to be part of our award-winning team. The successful candidate will be experienced in the residential sector and must take pride in producing an outstanding product whilst meeting strict deadlines.

The Role

Reports to the Site Manager and Project Manager, and assists with the responsibility for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost-effective works at all times, while maintaining the highest quality of work.

Principal accountabilities of the role include:

  • Support the Site Manager with the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
  • Assist with management and implementation of health and safety procedures, working closely with our Health & Safety advisors and ensure that that all aspects of health and safety are followed and adhered to.
  • Ensure site presentation is maintained at the correct standard at all times.
  • Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time.
  • Fully conform to building regulations and warranty providers’ requirements.
  • Assist the Site Manager to ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records.
  • Thoroughly inspect and ensure any remedial work is completed in advance of each key stage inspection.

Experience

  • Experience of working as an Assistant Site Manager within the residential house building sector.
  • Experience of effectively managing people.
  • Up to date knowledge of health and safety and building legislation.

Qualifications and Training

  • Valid SSSTS/SMSTS certificate.
  • Valid First Aid certificate.
  • Valid Scaffold Appreciation certificate is desirable.

Skills and Aptitude

  • Effective communication and listening skills.
  • Good administration skills.
  • Works effectively to deadlines and competently works on multiple tasks simultaneously.
  • Ability to work on own as well as part of a team.
  • Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and Outlook).
  • Reading and understanding technical drawings.
  • Understanding Building Regulations & Warranty standards.
  • Technical knowledge of all aspects of traditional masonry construction.
  • Eye for detail and quality.

The Role and Working Conditions

  • Willing to be flexible in respect to day to day duties and hours worked.
  • Working outside in all weathers.
  • Ability to travel to development sites, including the head office.

SITE MANAGER

We have upcoming sites in Bath and Wiltshire applicants must be local to one of these areas.

Skills and abilities will include:

  • General computer literacy with proficiency in Microsoft Word, Excel, Project.
  • Reading and understanding technical drawings.
  • Understanding Building Regulations & Warranty standards.
  • Technical knowledge of all aspects of traditional masonry construction.
  • Good communication skills.
  • Training including SMSTS, First Aid, Scaffold Awareness.
  • Eye for detail and quality. 

Duties will include:

  • Understanding and enforcing company Health & Safety Policy.
  • Maintaining high standards of quality of finish and attention to detail.
  • Maintaining a clean and well-organised site at all times.
  • Compliance with Building Regulations and structural warranty standards.
  • Coordinating and managing contractors to ensure programmes are met.
  • Producing and maintaining project programmes.
  • Managing site staff and contractors.
  • Coordinate site materials including call offs, stock control and storage.
  • Coordinate site infrastructure works and services attendance.
  • Coordinate instructions from head office and external consultants.
  • Understanding of budgets and cost control.
